I like shopping for land too, there is a 5.14 acre lot nearby that I'd like to buy and move My home to. At the moment My gas furnace needs another limit switch, the upper limit switch is out, so no heat outside of what the pilot light provides, a 10-30yr old part, it'll get replaced asap. A heatpump w/a backup heat source is something I want to get to heat this place in the future.

Last Oct. I installed an 18000 BTU mini split heat pup that cost $1000. My power company gave me an $800 rebate. It was sold as a DIY and my install costs were$1500. It has been on 24/7 since then and uses 1/3 power of my in the wall heaters.

810sqft in a 33yr old manufactured home which I've been fixing slowly ever since I bought it, yes I knew it is a fixer when I bought it, I needed something inexpensive to live in then.

I'd have to see what I can do when I know how much I need for this location since the climate here is one of extremes, either too hot or too cold. 75F daytime can be 40F at night.

rear - bath/bedroom/hallway/kitchen/living room/bath/bedroom - front

I'm having work done to pull a cooler, patch the wall where that came from, install a temporary 6000btu a/c unit in a window, install some eaves on the side of my home which this place lacks and for the moment that is it.

In the future if I can get a big enough loan for some land @ 5.14acres hopefully what's below will be done before then, but I'll see.
I do have a small unsecured loan now, an unsecured loan or credit cards or cash only is from what a real estate agent told me is about all I can hope for in a park.


Small projects(eaves, window a/c, door knobs, exterior paint, snow coat roof, 1 shelving unit, replace old outlets, add two 20Amp 120v circuits, electric flat top range, one 40Amp 240v circuit, 2 interior doors, kitchen faucet)
2-windows
Sub floor reconstruction(rear bath to kitchen)
heatpump 4 ton
2 limited bathroom makeovers(ignore the tubs)

Well yes it could Dock a submarine. I am building the homes in Delta Coves right now. There is a large lot just west that could be added to the project. The owner called me and wanted to discuss the possibility. Admiral this would be work related. The existing homes are selling for $900k-$2million. I toured the $2 million home today. It felt like a hotel and it's called the Lodge. It's being built by a luxury home builder and more than I would want.



The homes I am building are little more modest.

I found out again what My Coleman gas furnace seems to be and I even found electronic ignition parts for it.
It's a DGAT, though what the rest after DGAT is I don't know as the Furnace does not say anywhere, since that is what mine looks like.
Coleman is now owned by York. And I found an Upper Limit Switch, manual reset 180 Degree for My Coleman system.

52F here, predicted low of 39F tonight.

I found all the parts other than on amazon needed to convert from a pilot light system that is a 33yr old design to a more recent electronic ignition design that was last made in 2014, with the limit switch that I need, the cost of parts would be $251.67 currently.

The parts are a bracket, a gas valve, and a burner assembly with a new igniter, the only thing not in the $251.67 is the control board which can be sourced from Amazon, on Amazon the total that the board cost would be $199.63, with all the other parts $451.30.

Labor is another matter, but then I do have an HVAC contractor in My phone book who could do the work on updating My gas furnace, which would save Me money on the natural gas and electric bills when not in use, which has been as high as $85.79 last month.

The small portable digital electric heater and this PC are so far keeping the temp in here to where I don't cough My head off and My cat is also happy too.

Yeah it is, unlike in 1920 when My grandpa built his house and garage, there was from a pic I've seen not very many houses or buildings there then.
And back then the walls were most likely up @ MGM Studios, today the walls are gone and it's Sony Studios...
Sorry I could not find a map of Culver City CA in 1920.

Though this is close and shows the area looks like a rural area of today, even though it wasn't then.

In this pic grandpa is holding My dad's hand in 1923.

Yes gasoline was sold at the curb back in 1923. My grandma Grace is on the left, grandpa Earl is on the far right and He owned the building, He was also Culver City's 2nd Police Chief.
